Fourth quarter is here,
and the noise is loud.
Here’s the simple straight talk version.
The Big Takeaway
Know your current facility value—and what’s actually moving it. That’s our lane! We help owners separate headline noise from real drivers so you can make smart calls fast. Meanwhile, investors are still writing checks and getting deals done, even in the chaos.
What changed (and what didn’t)
Rates: The Fed cut 25 bps in mid-September. Helpful? Sure. An instant boost to property values? Not by itself. Pricing is still anchored to NOI and real market comps. Another cut (or 2) is possible later this year, but that’s not guaranteed.
Shutdown: As of Oct 1, parts of the federal government are shut down. That pause is already delaying key economic reports and slowing SBA-backed lending approvals—both of which can clutter the funding pipeline and make lenders more cautious.
Taxes: “ONE BIG BEAUTIFUL BILL” The law includes multiple tax provisions (and a bonus-depreciation extension for certain property) that can improve after-tax returns when deals pencil. Pairing tools like bonus depreciation with Opportunity Zones can make the math work—but only if the underlying NOI story is strong.
Demand reality: The real battle in many storage markets is soft street rates due to oversupply and slower household movement. The rate cuts help confidence, but the trickle-through to storage demand typically shows after a 6–18 month lag – not six days. Be proactive, be intentional and be wise.
Your Q4 game plan (what you can control)
Get a reality-based valuation. We’ll benchmark your rents, concessions, occupancy trend, and expenses against true comps and today’s cap-rate and IRR expectations. No fluff, just the number and what’s pushing/pulling it.
- Pricing & promo discipline: Guard rate integrity; use targeted concessions with an exit date.
- Occupancy quality: Backfill with paying tenants; tighten delinquency; keep auctions moving.
- Expense tune-up: Re-bid recurring contracts (landscaping, pest, security); trim “set-and-forget” software and media spend.
- Taxes & insurance: Appeal assessments where warranted; retender insurance early.
- Curb appeal = pricing power: Small fixes (paint, striping, signage lighting) punch above their weight in both leasing and valuation.
What you do before December 31 is called tax strategy and is generally a sign of wisdom; what you try after 12/31 is, well… not advised. Align capex timing, cost segregation, and available depreciation so your moves this quarter serve next year’s returns.
Investors are still transacting where the story is crisp: realistic pricing, clean books, and a believable path to NOI growth. If selling or refinancing in 2026 is on your mind, Q4 is when you prep the file and fix what buyers will flag.

If you’re planning a sale, refinance, or acquisition in the next 6–18 months, Q4 prep always beats Q1 panic. Send us an email and we’ll set up a quick 15-minute Value Huddle to pinpoint where your facility stands today, what could move your value by Q2, and what not to waste money on.
